No. Do you think you can unilaterally waive the rights of anyone who will ever rent the place? New York State decides whether it is regulated, not you or your landlord. Its irrelevant anyway. Rent stabilized places are slowly disappearing as controlled places did before. If you dont want to live in a stabilized place, look for a brand-new market rate place. There are tons of them.
